Commercial real estate is property owned for the purpose of generating income. The types of properties include shopping centers, retail buildings, office buildings, multi-family residential buildings and other buildings that are leased to tenants.

Commercial real estate properties may have one or many owners. A sponsor is typically one of the larger investors who oversees the financial administration and decisions for the property.

Sponsors, for a variety of reasons, may look to change the investment structure in a property and offer investors opportunities. These reasons may include that one or more of the investors/owners wants to divest, the financing for the property needs to be restructured or additional capital is needed to improve the property.

Selequity provides sponsors a platform to offer investment opportunities to accredited investors.

Accredited investors are individuals who qualify under Securities and Exchange Commission (SEC) rules under Regulation D who are financially sophisticated and have a reduced need for the protection provided by certain government filings.
